What you should know

Residents and owners in Sugar Dock will enjoy many of the same benefits and have similar responsibilities to living in any other community. However the list below highlights a number of key things that may be unique to us, or that you should be particularly aware of:

  • Moving in and moving out procedure that must be followed (see below).
  • Sugar Dock is pet-friendly, but permission is required in advance, and there is a strict code of conduct. (Pet application form)
  • Smoking is prohibited in all common areas and on all balconies.
  • The building is built to a high standard, and sound transmission between neighbouring apartments is minimal, but this also means that installation of new flooring must meet a high standard. If you plan to install new floor covering, you need to get permission in advance (Flooring application form). In your request you must indicate that you fully understand your obligations, and you are willing to comply with them. In particular you should refer to Sugar Dock By-Law 3, and the relevant standard. (The “AAAC Guideline for Apartment and Townhouse Acoustic Rating” can be found here).
  • We have ample visitor parking, but to ensure this amenity is not abused we have a strict visitor parking policy (see below).
  • Everyone should be familiar with the building evacuation plan and how fire alarm escalation works (see below).

Visitor Parking

Sugar Dock has two visitor parking areas. One accessed from Tambua St and shared with Stonecutters and Knox on Bowman. The second can be accessed from Bowman. Visitor parking operates the same in both locations.

Residents are not allowed to park in the visitors’ car park, even for short periods.

A system of lockable bollards in all visitor car spaces ensures equitable use of this asset. These are to be used only by short term visitors for continuous periods of up to 24 hours.

Application for use of a visitor car space is to be made by the sponsoring resident to Security staff at the Gatehouse on Bowman Street. If a space is available, Security will issue a bollard key to the resident and record the resident’s name and contact details and the name and car registration number of the intended visitor. Immediately after the visitor’s departure (no more than 24 hours after the time of issue of the key) the bollard must be re-locked and the key returned to Security and logged off. Security will provide the Building Management committee with a periodic report of these records.

Access to the visitor parking area from Tambua St. is via the right-hand boom gate on entering the car park. The visitor must make contact with the sponsoring resident by using the intercom panel before the right hand boom gate and the resident will then raise the boom gate and unlock the bollard at the allotted car space. On the visitor’s departure, the bollard must be re-locked and the key returned immediately to Security.

Inappropriate or careless use of the bollard system may result in one or more restrictions or penalties:

  • Removal of the lock and installation of a new lock;
  • An administrative fee of $120 being charged against the offending resident for costs associated with the bollard key replacement;
  • A ban being imposed on the issue of bollard keys to the offender for up to 3 months.

Moving Procedures

The Owners Corporation requires you to arrange a specific time for moving in or out of Sugar Dock. To reduce the risk of damage, and for your own convenience and safety, we require a security guard to accompany you.

1. Contact your building manager

2. Pay a fee and (refundable) deposit

CAR PARK

  • The Sugar Dock car park entry (on Tambua Street) height is approximately 3400mm. Larger trucks need to park in the street.
  • For moves to and from 4 Distillery Drive (Tower) vehicles must park on Tambua Street, directly opposite the Stonecutters car park entrance. The security guard will manually lock the entry boom gate open before the vehicle enters the loading dock.
  • For moves to and from 25 Bowman St (Terraces) the vehicle should still use the loading dock (via Tambua Street). The section of 25 Bowman Street is a “NO STOPPING” and patrolled by Rangers.

LIFT

Lifts that services the Sugar Dock buildings have these approximate dimensions:

  • Tower: 2850mm high x 1390mm wide x 1970mm deep (door 1100mm wide x 2100mm high).
  • Terraces: 2430mm high x 1290mm wide x 2000mm deep (door 1100mm wide x 2100mm high).

(Under no circumstances are lift doors to be forced open).

FOYER

Furniture and other large items may not be moved through the main foyer without prior special permission from the Owners Corporation.

4. Obtain the control key for the lift

On moving day, go to the Security Gatehouse, where Resident Services Management will give you a key that controls access to one of the lifts. Security will explain how to use it to lock off the lift so it is available only to you during the move.

5. Move In/Out

A security guard will meet the removalist on arrival. The guard is assigned to you for four hours. They will:

  • Assist the removalist with parking, access routes, lift protection and security keys
  • Maintain security of the building during the move
  • Ensure access for other residents/visitors during the move
  • Inspect common property before and after the move

6. Return the key, reclaim the deposit

The deposit bond will be refunded when you return the lift key. If there is no damage recorded by Security, the full deposit bond will be refunded.

If there is damage the deposit bond will be withheld until we know the costs of the repair or additional cleaning. The person/s who requested the move will be liable for any costs that exceed the deposit bond.

7. Dispose of waste

All cardboard waste from your move should be left flattened at the rear of the loading dock on level B1. Other waste such as packing crates should be taken off site by the removalist.
Note
This policy applies to all moves in and out of Sugar Dock. However, existing occupants do not need to pay a bond or pay a security fee for a one-off furniture delivery.

8. Failure to comply with this procedure

Adherence to this procedure is necessary to ensure that hundreds of residents are not inconvenienced.

Movers who do not follow this procedure will very quickly be identified though significant disruption of lift traffic and they will be required to immediately halt their move. They will then be asked to begin at step 1 of this procedure that will likely mean postponing the remainder of the move to another day, resulting in significant inconvenience and cost to themselves.

Large deliveries or removals
Please advise your building manager if you are planning and large deliveries or removals i.e. anything that will require 30 minutes or more loading dock use.

Please note that the KSSS truck turntable is not currently operational.

Fire Alarms

Some residents have been concerned that the fire alarm goes off in one part of the building, but not on their floor. The following will explain why this happens:

The fire alarm system is a cascading one – this means that only the affected floor goes into alarm (e.g. say a smoke detector on level 4 is set off) the each level above and below (level 3 and 5 in this example) goes into alarm as 2 minutes passes and so on up and down the tower – unless the fire brigade has already attended and reset the panel (in the case of a false alarm). This system is designed so that in a real emergency the most affected areas are evacuated first and so on.

What can also happen is an alarm triggered from Stonecutters (or Knox, SugarDock and presumably Silk) the car park also goes into alarm (every time).
