“The Elizabeth” is named for the adjacent small bay which in turn was named after Elizabeth Macarthur, the efficient wife of John Macarthur, the soldier, great landowner and rogue (or hero) who organised the Rum Rebellion in 1809.
The architect Robin Dyke preserved the heritage Art Deco façade of this former CSR boiler station, while creating 44 New York-style apartments, no more than four per floor.
The original building eventually contained three coal-fired high-pressure boilers, which supplied steam and hot water to CSR’s sugar refinery. It also included steam turbines which produced electricity for the refinery.
The building, with its brick Art Deco façade, commenced construction in the mid-1930s and initially contained one boiler. World War II slowed the work. The second boiler was commissioned in about 1946, and the third a decade later. The other three sides of building were of corrugated iron cladding. The full height windows on the harbour frontage allowed good light into the building and accentuated its Art Deco design.
In seeking a development consent for the site, Lend Lease commissioned a Conservation Plan from Howard Tanner & Assoc. who, in 1996, recommended retaining the brick façade.
This Plan was adopted, and the façade remains a distinctive feature of Jacksons Landing. The Elizabeth thus retains the frontage this historic industrial building which was essential to the operation of the sugar refinery, as well as some other elements from the refinery (e.g. cast iron columns at ground level).
The award-winning gardens are a striking feature of The Elizabeth, and the Strata Executive Committee has arranged for continuous garden maintenance and improvements.
The first residents moved in during 2000, and many are still owners.

With only 12 visitor parking spaces available to be shared between The Elizabeth and the Rum Store, steps have had to be taken to ensure this valuable resource is shared equitably and not monopolised by residents with more cars than parking spaces or by residents with long term guests.
Complaints have been made against the use of bollards, but unfortunately there are some residents who regularly flaunt the visitor parking restrictions, and use the spaces for additional vehicles on a semi-permanent basis.
At this time we are able to provide the parking without using the bollards, but should the abuse begin again, the policy will be reinstated.
If your guest is going to stay more than 24 hours you should inform the Gatehouse of the period required so that the security guards know the vehicle is legitimately parked.
Residents are able to purchase Visitor Parking Permits from the City of Sydney at a nominal cost for parking in the area.
Residents are reminded that vehicles should be properly parked within the allotted parking spot(s) and the vehicle should not protrude beyond the markings on the floor. Additional residents cars cannot be parked within the residents’ area.

The Elizabeth has 4 lifts of which each apartment has access to 2 lifts – one with secure access from/to your apartment and one from the lobby area on your floor.
To help keep a high level of access to the apartment it is incumbent on all residents to report lift problems.
During periods of lift outage JLEM/Gatehouse will provide online updates via this website.
If a lift is reserved for a move and the paired lift malfunctions, the security guards are instructed to return the reserved lift to use by all residents.
The lift mechanisms have been replaced and upgraded in 2021.
Recycling waste should be put into the appropriate receptacle clearly marked within your shared garbage room. This rubbish is collected from the garbage room each day except Sundays and public holidays.

The Strata Committee supports the Sydney City Council’s food scraps recycling trial. The majority of residents have registered for this. The bins are stored in the level B1 carpark and are collected Mondays and Thursdays.
These Standards must be read in conjunction with the Architectural Standards for the Community Association which can be found here.
Design Concept: The Elizabeth was designed by Robin Dyke of Jackson Dyke. The northern façade of the original building has been maintained.
Security Grilles: Security grilles are permitted on ground floor doors and windows and shall match the colour of the door or window, and equal to ‘Crimsafe’ TM (ph) 02 9536 1555.
Light Fittings: The light fittings on external balconies cannot be replaced.
Satellite Dishes: If Satellite Dishes are installed, they shall be located on the western lift motor room roof.
Real Estate Signs: Only one ‘For Sale’ or ‘For Lease’ sign is permitted in the building at any one time.

Large deliveries or removals
Please advise your building manager if you are planning and large deliveries or removals i.e. anything that will require 30 minutes or more loading dock use.
Each strata in Jacksons Landing is bound by the Community Management Statement, and the Jacksons Landing Architectural and Landscape Standards. These documents can be found here.
In addition, the Elizabeth has its own by-laws and amendments and architectural standards , and a Elizabeth Strata Management Statement and amendments for shared arrangements with the Rum Store.
Of particular interest to owners, or potential owners, is the new by-law for Substantial Construction. Owners planning to undertake such work must comply with the provisions within this by-law. An application form for proposed construction must be completed by the owner and approved by the Strata Committee 30 days before works commence. Please contact Acumen Strata (02 8586 7822) should you have any queries about proposed renovations or construction work in your unit.
All owners are welcome to attend strata committee meetings as observers.
The strata meetings are generally held in the Pot Still Room in the Estate Management office at 52 Bowman Street between 5.30-8.00 PM.
The Annual General Meeting was held on 31 August 2023 and the Strata Committee for 2023/24 met immediately after the AGM.

The Strata Committee (EC) has adopted “opt-in” policy where owners will optionally be provided with a electronic (pdf) copy of the finalised minutes from the committee meetings.
