The Community Association Strata Manager invoices the individual stratas for levies and pays the costs incurred by the Community Association. In addition they ensure that the statutory requirements of the Community Association are met including the issuing of notices, maintaining financial records and administering the Community Management Statement (CA by-laws).

Whelan Property Group is contracted by the Community Association to provide strata management services for the Community Association and several strata plans. Other strata plans contract their own strata manager.
